Q1: Hi, I am going to do a condo property transaction, would like to know how much to check the identity of the Condo’s Title Deed?

Panwa: Yes, we can serve with the fee of Baht 4,000 plus translation per page is Baht 800 and government fee of Baht 140. Anyway we can propose as Package T1 with the total fee of Baht 5,000, you can pay via credit card and let us know the condo’s details.

Q2: I have 1 condo located in Bangkok but its title deed is lost. I would appreciate if you could provide your confirmation that the replacement title deed can be officialy issued as legal title deed.

Q3 : In case the original title deed vanishes. can request to issue the new title deed? and how is the procedure of requesting a new title deed? and how many days for the issue of the new title deed?

Panwa : After we checking with the Land Department officer, can be issued a substitute title deed and the procedure of requesting new title deed are as following :

Process of issuing the replacement title deed in Thailand

  1. Authorization person has to report to police for its loss.
  2. Authorized person must report to the Land Department at the condo’s location area to request for issuing a replacement title deed, in this step require 2 witnesses from your side to standby for the officer’s questions.
  3. Land Department has to announce for 30 days then.
  4. If there is no obstruction, Land officer will issue a replacement of Title Deed.

Q4: I would like to do a title search for a number of (many) properties in Bangkok. Can you kindly provide such a service for me? How much it’s cost and how long?

Q6:I want to make sure all is in order for me to acquire the ownership/title deed of the Condominium Unit. So need someone to do due dilligence, with no outstanding loans, liability or mortgage? How long does it take?

Panwa: To check the ownership of the Condominium Unit and its liability and mortgage, we can help you to check with the Land Department and inside will declare all mortgage and restriction or limiation. Q7: If I need a title deed search on a condominium unit and due diligence in Chonburi, how much will it cost?

Panwa: Normally inside the Title Deed will declare all liability and mortgage so you no need to do other kind of duediligence and our fee is Baht 5,000 for the first title deed (including goverment fee and travelling cost). Q8: I interest to search about the Condo Title Deed to check the current owner and if there is any lease/loans/etc.

Panwa: please note that we can provide only Title Deed search same as you attached and this document contains information of Title Deed, such as title deed number, book & page number, location (District and Province), Diagram of land, abstract of title, type of registration (sale or mortgage), area of land, transferors, transferee, which does not cover purchasing price.
